Retail site work is usually assembled by hand, one market at a time, and is dated by the time it circulates. These tools run every question against one current set of Virginia data.
Map the competition in a trade area. Rank the nodes that match a retailer's existing stores. List the tenants a site can land, with the reason each other name was ruled out. Score a whole market at once. Read zoning and entitlement before the first call.
Each result keeps its sources and reasons, so a screen can be checked and repeated. BDC uses these tools on its own projects.
